Abstract
This study examines how variations in soil types and other agriculturally relevant factors can be better integrated into the current lease price system to set regional lease prices. The existing methodology may inadequately address local differences, resulting in productivity disparities within lease price regions. The study concludes that it is not feasible to apply a differentiation based on soil type within the regional lease prices per region. However, reclassifying regions based on soil types and groundwater bodies could yield a more consistent and equitable lease pricing system. The methodology combines statistical and geographical analyses, including ANOVA and scenario simulations, to assess the variation in land rewards and soil types within current regions and to test the effects of reclassification.
